Happy October! I can't believe it is almost Halloween. The time is flying by and it has been a busy 7 months. Jens, my husband and myself have been working hard to complete our renovation in Lakeview. We took the house back to the studs and added 400 sq ft including a large vault in the new extension that is now the kitchen. We are thrilled with how amazing it has turned out and I am happy to report it is has hit the market! I have included a photo of the house before we started and a video of how it looks now. In other news. CREB reports "1,901 sales in September, activity is still far stronger than levels achieved prior to the pandemic and is well above long-term trends for September. Despite recent pullbacks in sales, and thanks to strong levels earlier in the year, year-to-date sales remain 15 per cent higher than last year’s levels." “While demand is easing, especially for higher priced detached and semi-detached product, purchasers are still active in the affordable segments of the market, cushioning much of the impact on sales,” said CREB® Chief Economist Ann-Marie Lurie. “At the same time, we are seeing new listings ease, preventing the market from becoming oversupplied and supporting more balanced conditions.”

Welcome to May. April has come and gone and along with it we have seen another month-over-month price increase. Low inventory continues in the lower price ranges which continues to add pressure to market and increase prices. However, we have seen an increase in inventory in the above $700,000 range. We are remaining optimistic about lower interest rates. If you need any help buying or selling please give me a call !

In 2023, we saw the benchmark price increase month over month through the entire year due to low inventory and migration patterns. It will be interesting to see if this trend continues into 2024.

Welcome to November!  October flew by as we head down the home stretch to the Holiday season. Home sales slowed down in the month of October, but that is a normal trend heading into the holidays. That being said, sales were still about 17% higher than they were in October of 2022. We are still seeing gains. These gains are mainly taking place in the apartment sector due in part to their affordability and the interest rate. Looking forward, we are hoping to see interest rates come down a bit in the spring or summer of 2024.

Inventory levels did increase slighting in July. However, they remained very low keeping inventory levels the lowest ever recorded for July. The means that it is still very much a seller's market. As such we have seen our benchmark price increase for 7 consecutive months now, now sitting at $567,700.
