As we settle into September and get back into our fall routines, the Calgary real estate market is showing some interesting changes. There are a few more options for buyers right now, with detached, semi-detached and row homes sitting on the market for around three months on average. Interestingly, homes over $1 million are seeing an increase in sales, while the market under $1 million is moving a little more slowly.


Apartments continue to have plenty of inventory, which gives buyers more choice and is putting some downward pressure on prices. It will be interesting to see what the fall brings as people get back from summer and we see more buyers and sellers make their move. I also have a couple of properties currently available, including a lovely villa in Edgemont and a row house in Cranston that backs onto green space. Consistent with trends throughout most of 2026, both sales activity and the number of new listings coming onto the market have continued to trend down compared with 2025 levels. In August, sales in Calgary were 1,660 units, down 16 per cent compared with last year, while new listings fell by nearly 10 per cent to 3,141 units.


The pullback in sales has not occurred across all price ranges, as homes priced over $1,000,000 have recorded gains over last year. These gains have mostly been driven by detached and semi-detached homes and are also consistent with where most of the supply growth has occurred.

Calgary’s real estate market continues to show some of the typical seasonal slowdown we see during the summer, but conditions vary depending on the property type and location. Apartment condos are currently seeing more inventory and longer days on market, putting buyers in a stronger position, while the detached market remains more balanced, with some inner-city areas moving more quickly than areas farther out. As we head toward September, we’ll see whether activity starts to pick up as buyers and sellers get back into their regular routines. I also have a few properties on the market and another townhouse coming to Cranston in early September. The Calgary market continues to vary from one neighbourhood to the next. While some detached homes are still selling quickly, other areas are seeing more inventory and a slower pace. Condos and semi-detached homes continue to offer buyers more choice, making pricing and marketing more important than ever. Understanding what's happening in your specific community is key, whether you're buying, selling, or simply planning your next move. It's been an interesting month in real estate, with very different results depending on the neighbourhood. One listing in New Brighton took a little longer to sell because buyers had plenty of options in the area, while another property sold conditionally in just three days. I also currently have a beautiful condo backing onto the Douglas Fir Trail in Spruce Cliff and a spacious villa in Edgemont on the market, with an exciting new Haysboro listing coming soon. As we move into summer, Calgary’s spring real estate market has been a mixed bag. Some areas have remained very active, while others have seen homes take a little longer to sell. As always, every neighbourhood and property type is telling its own story, making pricing and strategy more important than ever. I also have a few great opportunities currently available and coming soon. These include a beautifully updated detached home in New Brighton, a condo in Spruce Cliff backing onto the Douglas Fir Trail, and a renovated move-in-ready adult living unit in Country Estates on the Cove. March is here, and with it comes the start of Calgary’s spring real estate season. February brought a noticeable increase in new listings, particularly in the apartment-style condo market, where thousands of new units came to market. With more options available, that segment is beginning to favour buyers. Detached and semi-detached homes, however, remain closer to balanced conditions, with roughly three months of supply. Well-priced homes in desirable areas are still seeing strong interest. Spring is traditionally one of the busiest times of the year for real estate, so it will be interesting to see how the market unfolds as more buyers and sellers jump in over the coming weeks. One quick reminder for sellers: listing photos matter. For most buyers, the first showing happens online while browsing MLS listings. Clean, well-staged spaces and professional photography can make a significant difference in attracting showings and generating interest.

February is here, and Calgary’s real estate market continues with a more balanced pace. Inventory is growing, days on market now averaging around 90–120 days, with the apartment sector seeing the largest price adjustment. That said, well-priced and well-presented homes are still moving. My recent Brentwood listing sold in less than a week, and my Edgemont listing went conditional in just eight days. Proof that strategy and preparation still matter. January 2026 is officially underway, and it feels good to be back into the rhythm after the holidays. I hope your New Year started off on a positive note, surrounded by family and friends. The market has wasted no time either. January has been busy so far, which is always a welcome way to kick off the year. As we closed out last year, the market continued shifting into a more balanced space, leaning slightly toward buyers. Benchmark prices dipped about 2 percent overall. With slower immigration and more new housing starts, inventory increased, giving buyers more options heading into 2026. Looking ahead, spring will give us a clearer picture of how active the market will be this year. There is already momentum building, including a new listing coming soon in Brentwood, a fantastic location with long-term appeal. I hope you had a great October and enjoyed a mild Halloween! In October, inventory levels eased slightly after several months of steady growth. Detached and semi-detached homes saw the biggest change, with a bit less supply and sales holding steady, even as we head into the quieter months. Row homes and apartments still have more availability, which gives buyers a few extra options. On a lighter note, the RE/MAX Bowlarama was a fantastic event this month. It is always great to connect with colleagues and support a good cause outside the office. As we approach the holidays, expect the pace to slow before picking up again in the new year.
