Calgary Basement Suites at a Glance
- Not every basement suite is legal.
- Legal suites in Calgary appear on the City's Secondary Suite Registry.
- A separate entrance or second kitchen does not make a suite legal.
- Lenders and insurers may treat legal and illegal suites differently.
How to Verify a Suite
The City of Calgary maintains an online Secondary Suite Registry. Registered suites have obtained the required permits, passed inspection, and meet safety requirements. They also display a numbered registration sticker. If the address isn't on the registry, the suite isn't considered legal.
What Makes a Suite Legal
Legal suites must meet requirements for fire separation, smoke alarms, egress windows, ventilation, ceiling height, and separate living facilities. Parking and zoning rules also apply.
Zoning Changes in 2026
Calgary repealed its citywide rezoning in 2026, and most properties returned to their previous zoning on August 4, 2026. If you plan to add or legalize a suite, confirm the property's current land use district and requirements with the City before buying.
Financing and Insurance
Many lenders will count a portion of rental income from a legal suite when you qualify, which can increase your purchasing power. Income from an illegal suite may not be counted. Insurers also need to know about a suite, and coverage may differ.
