Understanding Calgary Home Prices
- Calgary home prices vary widely by community, property type, size, age, and condition.
- The benchmark price is often a better indicator than the average sale price.
- Detached homes, semi-detached homes, townhouses, and apartments each have their own market.
- Recent comparable sales give the most accurate picture for a specific home.
Average vs. Benchmark Price
The average price adds up all sales and divides by the number of homes sold. A handful of high-end sales can push the average up, even if typical homes haven't changed in value. The benchmark price, published monthly by the Calgary Real Estate Board (CREB®), represents a "typical" home with common features, which makes it more useful for tracking trends over time.
Prices by Property Type
Apartment condominiums are generally the most affordable entry point, followed by townhouses and semi-detached homes, with detached homes typically at the higher end. Within each category, location, lot size, condition, and upgrades can create large differences in price.
Why Neighbourhood Data Matters
Two homes of similar size can sell for very different prices depending on the community, the street, and how recently the home was updated. That's why I prefer to look at sales in the specific area you're interested in rather than relying on a single citywide number.
Get Current Numbers
Market statistics change monthly. If you're thinking about buying or selling, I can prepare current pricing information for the communities and property types you're considering, so your decisions are based on today's market rather than outdated figures.
