After Your Offer Is Accepted: Key Points
- An accepted offer starts the condition period.
- Conditions must be satisfied or waived in writing before their deadlines.
- Once conditions are removed, the sale is firm.
- Your lawyer handles the legal transfer and closing.
Immediately After Acceptance
- Deliver your deposit as required by the contract
- Send the accepted offer to your mortgage professional
- Book your home inspection
- Request condominium documents if applicable
During the Condition Period
Your lender will finalize approval, which may include an appraisal. Your inspector will review the home, and a professional may review condo documents. If issues arise, we may negotiate repairs or adjustments before removing conditions.
Once the Sale Is Firm
- Choose a real estate lawyer and send them the contract
- Arrange home insurance for possession day
- Book movers and give notice to your landlord if renting
- Set up utilities in your name
Before Possession
Your lawyer will prepare documents, receive mortgage funds, and register the transfer at Land Titles. You'll meet with your lawyer to sign documents and provide the balance of your down payment and closing costs.
If a Condition Can't Be Met
If financing falls through or the inspection reveals serious issues, you may be able to renegotiate or let the contract end according to its terms. Acting before the deadline is essential, because missing a deadline can have legal consequences. I'll help you understand your options at each stage.
Possession Day
Once the funds are exchanged and closing requirements are met, you'll receive the keys. I'll stay in touch throughout and help you keep track of each important date.
