Calgary REALTOR® Commissions at a Glance
- A common Calgary structure is 7% on the first $100,000 and 3% on the balance, plus GST.
- The total commission is usually shared between the listing and buyer brokerages.
- Commissions in Alberta are negotiable.
- Your listing agreement sets out the commission and services.
A Commission Example
On a $600,000 sale:
- 7% of the first $100,000: $7,000
- 3% of the remaining $500,000: $15,000
- Total: $22,000 plus GST
How Commission Is Shared
The listing brokerage typically offers a portion of the total commission to the brokerage representing the buyer. This compensation is set out in the listing agreement and shown to buyer agents.
What Commission Covers
- Pricing analysis and strategy
- Preparation advice
- Professional photography and marketing
- MLS® exposure
- Showings, open houses, and feedback
- Negotiation and contract management
- Coordination with lawyers until closing
Choosing Based on Value
The lowest commission doesn't always lead to the best result. Pricing strategy, marketing, and negotiation can have a far greater impact on your final proceeds.
Commission Is Paid at Closing
Commission is typically paid from the sale proceeds when the transaction closes, through your lawyer. You don't normally pay anything upfront for listing services included in your agreement, and if the home doesn't sell, the terms of your listing agreement determine what, if anything, is owed.
