Condo vs. Townhouse vs. Detached at a Glance
- Condos offer an affordable entry point with less exterior maintenance.
- Townhouses offer more space and can be condominium-owned or freehold.
- Detached homes offer the most privacy and control, with more responsibility.
- Your budget, lifestyle, and long-term plans should guide the decision.
Apartment Condominiums
Condo ownership includes your unit plus a share of common property. Monthly fees cover building maintenance, insurance, reserve fund contributions, and often some utilities. Bylaws may restrict pets, rentals, or renovations.
Townhouses
Many Calgary townhouses are part of a condominium corporation, with monthly fees and shared responsibilities. Others are freehold, meaning you own the land and are responsible for your own maintenance. Townhouses often include a small yard, more square footage, and an attached or nearby garage.
Detached Homes
Detached homes provide more privacy, outdoor space, and freedom to renovate. You're responsible for all maintenance, including the roof, exterior, and yard.
Bare Land Condominiums
Some Calgary properties, such as villas or certain detached homes, are bare land condominiums. You own the land and the building, but share common areas and pay condo fees.
