How much are closing costs when buying a home in Calgary?
In addition to your down payment, you'll need to budget for closing costs. These typically include legal fees, land title registration charges, title insurance where applicable, and adjustments for property taxes or other prepaid expenses. Depending on the property, you may also have home inspection, appraisal, condominium document review, or moving expenses. Closing costs vary, so I recommend reviewing an estimate with your mortgage professional and lawyer early in the process. I can help explain the common expenses so there are no unnecessary surprises.

Land Titles Fees

Since October 2024, Alberta's Land Titles fees are a $50 base fee plus $5 for every $5,000 of value, charged separately on the property transfer and on the mortgage. For a $500,000 home with a $400,000 mortgage, that works out to about $1,000 in total.

Costs for New Homes

Newly built homes are subject to GST, which may be included in the price or added on. Eligible first-time buyers may qualify for the federal First-Time Home Buyers' GST rebate on new homes. Ask your builder and lawyer how GST is handled.

Avoid Surprises

Your lawyer will provide a statement of adjustments before closing showing the final amounts. I recommend reviewing an estimate early with your lawyer and mortgage professional so your funds are ready.
